A good builder is naturally essential to bringing a carefully-conceived design to reality. Not only do they provide the trade skills involved i.e. carpentry, brickwork, plumbing etc, they also administer the contract paperwork and liaise with the local authority building control officer and other important parties to the process. There are a series of builders with whom we aim to work on projects, where this is possible with their workload. These firms are good all-rounders, they produce quality work and are pleasant for clients to have around for what may be several months. Building companies generally combine direct employment of staff with engagement of specialist subcontractors, particularly in the current uncertain economic climate. However this does not diminish their overall responsibility for the end quality of work. It sometimes makes sense to divide the building works into a sequence of phases, with a different type of builder for each phase, e.g. basic structure, specialist glazing, interior fit-out etc.
