Process

We have evolved a staged process for projects - a typical plan of work. We use this at appointment to agree the range of services we expect to provide and this gives clients an indication of the key stages and how the design and cost plan will develop. Our design scheme becomes progressively more detailed as we move through the project and in parallel the cost becomes clearer the aim being for the builder’s tender for the construction works to be within our client’s budget.

 

In terms of statutory approvals, a proportion of work within projects falls within ‘permitted development’ i.e. does not require prior planning permission but with larger schemes involving more radical alterations to the external envelope then planning permission is sought from the local authority. Approval under the Building Regulations is usually sought via a Building Notice shortly before works start on site and critical elements such as drainage and temporary structure are agreed with the LA officer concerned.

 

The day-to-day management of construction works is by the builder who coordinates the different trades and whose duty it is to ensure that quality standards are achieved and works are pursued in a timely and organised manner. We make periodic visits in this phase to check that the specification is being adhered to and agree variations to the scope of work.
