The loft space beneath a pitched roof can often be converted to habitable use, provided there is sufficient headroom. Aside from the new staircase this involves strengthening the upper ceiling to act as a floor and thermal insulation of enclosure to meet energy regulations. Dormer windows are usually feasible and they extend the area of rooms with good headroom and give views out and natural light. The space is generally used for an extra bedroom plus ensuite bathroom. Rooflights give more natural daylight and sunlight. Roof extensions and terraces are rarely permissible by planners although we were able to secure consent for one such project owing to the particular configuration of the existing roofs.
